Within 2 business days of receipt of a signed Offer to Purchase and Contract, Commissioner will file a Report of Sale and update the listing to reference the pending contract. Upon expiration of 10 days from the filing the Report of Sale, if no third party files an ''upset bid'' increasing the price by a minimum of 5% within ten days from filing the Report of Sale, the sale will be confirmed and can close as soon as the parties are ready.
